  • Contact all involved parties and introduce ourselves as a ​member of your team by phone and/or e-mail
  • Thoroughly review and complete all deadlines and timelines
  • Confirm earnest money deposit
  • Confirm that the Home Warranty has been ordered (when ​appicab​le)

Inspections

  • Confirm home inspection within the time frame of contract and ​inform all involved parties
  • Track repair request and obtain all signatures

Financing

  • Confirm pre-approval and lender information
  • Make sure appraisal has been ordered
  • Follow-up with lender for appraisal results
  • Monitor underwriting process through receipt of loan ​commitment followed by the clear to close

Title

  • Ensure all documentation is provided within contract time frames
  • Remain in constant contact throughout transaction
  • Receive copy of buyer's earnest money deposit within ​contractual timeframes
  • Acquire preliminary title report and review for exceptions

Broker Requirements

  • Ensure all documents are collected and signed by all parties
  • Upload all contract documents into compliance system ​(Skyslope)
  • Complete required forms/documents required by broker

Closing

  • Disbursement authorization is provided to the title company
  • Coordination of closing timelines by all parties
  • Ensure delivery of lender closing documents to title company
  • Track preparations and review of closing disclosure
  • Schedule final walk-through
  • Confirm receipt by buyer of final amount due at closing
  • Confirm receipt by seller of proceeds figure
  • Ensure broker has received all closing documents required

Communication

  • Access 24/7 to personal agent portal with transaction details, ​dates, documents, activities & emails
  • Option to offer client portal with access to transaction details, ​dates & documents
  • Weekly check-ins to discuss nuances of all in-progress ​transactions
